1) Terms & Conditions

1.1 Introduction

Welcome to BSK Estates & Ventures Private Limited ("Company", "we", "our", "us"). By accessing, purchasing, or availing our services, including construction, property sales, leasing, development, and home warranty plans, you agree to these Terms & Conditions.

1.2 Scope of Services

  • Construction, development, renovation, and property-related services as per project agreements.
  • Sale, lease, rent, and management of properties owned or developed by us.
  • Home Warranty Services (complimentary or paid) providing technician visits and equipment replacements as prescribed in the Description Section.

1.3 Home Warranty Plan – Summary

  • Complimentary for the first year when the home is purchased directly from BSK Estates & Ventures Pvt. Ltd.
  • Available to all other homeowners in Andhra Pradesh on a paid basis.
  • Includes up to 06 Technician Visits (electrical, plumbing, carpentry, minor civil works) and up to 03 replacements of basic electrical & plumbing fixtures (e.g., switches, taps, pipes, minor fittings).
  • Valid for one year; non-transferable.
  • Excludes structural defects, force majeure, third‑party damage, wilful misuse, or issues beyond the plan scope.

1.4 Customer Obligations

  • Provide accurate and complete information while registering or requesting service.
  • Ensure safe access to the premises for scheduled visits; provide basic utilities (water, power).
  • Use the plan within defined limits; refrain from abusive or fraudulent claims.

1.5 Company Rights

  • Right to accept, decline, or reschedule service requests based on feasibility and safety.
  • Right to repair or replace at our discretion, subject to availability and plan limits.
  • We may amend these Terms with reasonable notice by updating this page.

1.6 Limitation of Liability

To the maximum extent permitted by law, our aggregate liability for any claim under the plan or services shall be limited to the plan fee paid (if applicable) or the specific contract value, and we are not liable for indirect or consequential losses.

1.7 Governing Law & Dispute Resolution

These Terms are governed by the laws of India. All disputes are subject to Srikakulam jurisdiction only. Parties should first attempt amicable resolution with the company, and if unresolved, the customer may pursue legal proceedings.

2) Privacy Policy

2.1 Information We Collect

  • Identity & contact data (name, address, phone, email).
  • Property details required to deliver construction or warranty services.
  • Payment Details and Transaction data for paid plans or property dealings. (The company shall not collect any of your bank information.)
  • Support communications, service logs, and device/technical metadata (basic analytics).

2.2 How We Use Information

  • To provide and manage services, schedule visits, and fulfil contracts.
  • To send invoices, updates, reminders, and service notifications.
  • To improve quality, safety, and customer experience.
  • To meet legal, accounting, and regulatory obligations.

2.3 Sharing & Disclosure

We do not sell your data to anyone. Limited sharing is only with vetted service partners (e.g., technicians) strictly for service delivery, or as required by law.

2.4 Data Security & Retention

We implement reasonable technical and organisational safeguards. Records are retained only as long as necessary or mandated by law, after which they are securely disposed of.

2.5 Your Rights

  • Access, correction, and deletion (subject to lawful grounds).
  • Opt‑out of marketing communications at any time.
  • Contact us to exercise rights or raise concerns using the details below.

3) Cancellation & Refund Policy

3.1 Construction & Property Services

Payments made towards property purchases, leases, or construction contracts are generally non‑refundable, except where expressly provided in contracts.

3.2 Home Warranty Plan

  • Once purchased successfully, the Home Warranty Plan is non‑refundable.
  • Exception – Company Denial of Service: If the Company is unable to deliver services for reasons attributable to us (and not due to customer misuse, ineligible claims, unsafe conditions, or force majeure), a pro‑rata refund may be granted considering remaining months and past services.
  • Complimentary plans provided with a home purchase are not exchangeable, cancellable, or refundable.

3.3 Service Denial (No Refund)

  • No refund if service is denied due to misuse, wilful damage, alteration of systems, or unauthorised repairs.
  • No refund if premises are unsafe/inaccessible, or if claims fall outside plan coverage.

Payment Flow

Our platform follows a secure and transparent payment flow to ensure a smooth purchasing experience for all customers.

1) Visit Website

Customer visits our official website: https://bskarchitects.in. From the homepage, they click on Shop Online.

2) Product Selection

The customer selects any of the available products such as:

  • BSKEVPL Home Warranty Plans
  • Smart Home Automation
  • Professional Document Writing Services

3) Customer Login

Before adding a product to the cart, customer must Login to their account. New users can register using Name, Phone Number, Email & Password.

4) Add to Cart

The customer clicks Add to Cart. The cart page displays product details and total amount.

5) Checkout

At checkout, the customer sees:

  • Auto-filled phone number from account info
  • Their saved address (or option to add a new address)
  • Complete order summary
  • Available coupons (user-specific or company-issued common coupons)

Customer can apply coupons and see instant discounts.

6) Payment Method Selection

Customer chooses the preferred payment method such as UPI, PhonePe, PayU (Cards/Net Banking), Wallets etc.

7) Redirect to Payment Gateway

After confirming, customer is securely redirected to the selected payment gateway.

8) Payment Completion & Status Update

  • Success: Order is created → Invoice generated → Status updated as “Paid”.
  • Failure: Status shown as “Failed” and customer gets the option to retry payment.
  • Pending: Status shown as “Pending”; customer can retry payment later.

Status is reflected instantly in the customer’s My Orders section.

9) Warranty Purchases

For warranty plan purchases, a dedicated warranty card is generated and added to the customer dashboard.

Important Note: Our company may update its policies from time to time. However, these changes will not apply to products you have already purchased from us. For existing customers, the policies and terms stated on your original invoice/warranty card will continue to apply.
